What August's Numbers Show for the Durham Region Real Estate Market

New listings fell even faster than sales, down roughly 17% month-over-month to 1,423 across the region. Fewer new listings paired with steady buyer demand pushed months of inventory to 5.3 and stretched average time on market from 27 to 31 days. Homes that did sell were still fetching close to asking price, with the average sale-to-list ratio holding at 98%.

Oshawa was the region's softest pocket in August, with the average sale price sliding 5.9% month-over-month to $652,775 — one of the larger single-month moves anywhere in Durham this year. Ajax, Whitby, Pickering and Bowmanville didn't see individual figures broken out in this round of reporting, but they're feeling the same regional pattern: fewer new listings hitting the market, and buyers who are still active but pickier.

According to the Toronto Regional Real Estate Board (TRREB), GTA REALTORS® reported 5,057 home sales in August 2026, down 2.1% year-over-year, with the average selling price at $993,410 — down 2.7% year-over-year, though actually the smallest annual price decline of any month so far in 2026. New listings across the GTA fell 14.1% year-over-year to 12,075, and active listings were down 11.3% to 24,482. The Bank flagged renewed inflation risk tied to Middle East-driven energy prices and new tariff disputes as reasons for caution. For Durham Region buyers, that steadiness has kept insured mortgage pricing attractive: five-year fixed rates as low as 3.94% and variable rates as low as 3.35% were on offer regionally in August.
