Oakville Home Prices September 2026: Market Update

TRREB's September 2026 Market Watch report shows Oakville home prices and sales both down year-over-year, even as the market tightened versus earlier this year. Here's what the numbers mean for Oakville buyers and sellers.

Oakville home prices September 2026 came in softer than a year ago, even as the market tightened up compared with earlier this year. According to the Toronto Regional Real Estate Board's (TRREB) September 2026 Market Watch report, the average Oakville home sold for $1,365,169 last month, down 2.5% from $1,399,948 in September 2025 – a much smaller drop than the 17.3% plunge in sales. Here's what's behind the numbers, and what they mean if you're buying or selling in Oakville this fall.

Oakville Home Prices September 2026: Sales and Listings

Just 162 homes changed hands in Oakville in September, down from 196 a year earlier – a 17.3% drop in sales that outpaced the price decline by a wide margin. The median sale price was $1,211,500, down 3.1% from $1,250,000 in September 2025. Despite fewer transactions, the average sale-to-list price ratio held steady at 96% in both years, and homes sold a little faster than they did last fall: an average of 32 days on market, down from 37 in September 2025.

Fewer Listings, Not Just Fewer Sales

New listings fell even faster than sales, dropping 18.1% year-over-year to 699 from 854. Active listings were down 19.4% to 1,073 from 1,331. With both sides of the market pulling back together, months of inventory actually eased slightly to 4.9 from 5.3 a year earlier – still enough supply to favour buyers, but less than the raw sales drop alone would suggest. In other words, Oakville's slowdown is as much about sellers staying on the sidelines as it is about weaker demand.

How Oakville Fits Into the Broader GTA Picture

Oakville's pullback mirrors what's happening across the Greater Toronto Area. TRREB reported 5,040 home sales GTA-wide in September 2026, down 9% year-over-year, while the MLS® Home Price Index Composite benchmark fell 4.7% and the average GTA selling price dropped 5.1% to $1,006,409. Within Halton Region, which includes Oakville, Burlington, Milton and Halton Hills, 502 homes sold in September at an average price of $1,139,025.

TRREB Chief Information Officer Jason Mercer pointed to pent-up demand sitting behind the slower pace: “We know there is substantial pent-up demand in the GTA, with many households fully intending on purchasing a home in the months ahead… they need to be confident that their employment situation will remain solid and inflation will not put pressure on borrowing costs over the long term,” he said. TRREB President Daniel Steinfeld also flagged the upcoming municipal elections as something buyers and sellers should watch, noting that decisions on affordability and housing supply “can also influence buyer demand and confidence in the market.”

What It Means If You're Buying or Selling in Oakville

If you're selling: a steady 96% sale-to-list ratio and faster days on market than a year ago suggest well-priced Oakville homes are still finding buyers without much drama – the ones that linger tend to be priced for last spring's market rather than this one. Lean on September's comparables, not six-month-old data.

If you're buying: fewer new listings mean less to choose from, but 4.9 months of supply is still a buyer-friendly number, and the pullback in both median and average price gives you more room to negotiate than Oakville has offered in a while – particularly above the $1.5 million mark, where detached inventory has been building. With the Bank of Canada's next rate decision not due until October 28, financing costs aren't likely to shift much before you'd need to make a decision anyway.

Oakville's market moves block by block, and a town-wide average won't tell you what's happening on your specific street or in your price range. If you're weighing a move in Oakville or anywhere else across Halton this fall, I'm happy to pull the current numbers for your neighbourhood and talk through what they mean for your timeline.
